Guide
Data centre site due diligence in Australia.
Due diligence for a data centre site is the evidence pack that lets capital, network and planning decisions move with fewer surprises. This page summarises a practical Australian checklist. It is general information, not advice.
Desktop due diligence
- Title, easements and ownership (confirm with current title search).
- Planning zone, overlays and strategic intent under the local planning scheme and any state interests.
- Flood, stormwater and drainage mapping; historical flood information where published.
- Electricity: nearby substations, feeders, published capacity or connection process for the network service provider.
- Environmental and heritage registers; contaminated land where registers exist.
- Access, haulage routes and neighbouring sensitive receptors.
- Fibre and other utilities at a screening level.
Field due diligence
Desktop layers miss local reality. Field work typically covers topographic confirmation, drainage behaviour, geotechnical investigation (by a qualified engineer), noise or ambient baselines where the consent pathway needs them, and photographic records tied to fixed points. Terrastack's measured site pack focuses on drone and ground sensor evidence that complements, rather than replaces, engineering consultants.
Decision outputs
A useful pack answers: can this land host the intended MW within the target timeline; what are the binding constraints; what further studies are required; and what should be written into options or purchase conditions.
